QUESTION
What does it cost to have you as a buyer's agent?
ANSWER
The fee is negotiated between you and me. For Multiple Listing System properties that fee is usually built into
the price and there is no additional charge to the
buyer; it is paid by the listing agency.
For non-MLS properties, should you choose to have me
also search For Sale By Owner properties, the
fee for my services would be paid by you,
the buyer, unless the seller is willing
to pay that fee for bringing the
buyer. This is often the case.
QUESTION
Why, when I search for a property on HalSheeler.com, do I find
all companies' MLS listings, not just yours?
ANSWER New Hampshire and Vermont members of the Northern New
England Real Estate Network have, in most cases, reciprocal
agreements to have all companies' listings come up in an
MLS search. I may send information on and show another
agent's listing. Other agents may send information and
show my company's listings. Commission is usually
split 50/50 between listing and selling agencies.

Vermont Humor
This is supposedly a true story. Samuel Clemens -- writing as Mark Twain -- earned the bulk of his living in later years touring the country and reading from his works to paying audiences. It was an extremely successful venture, and he had fine-tuned his delivery wherever he appeared.
Passing through Vermont, he stopped to give a reading at a town hall. All the seats were filled, and Clemens stepped up to the lectern and began his talk. Reaching the first line which always drew a laugh, he was greeted instead with... silence. He stumbled, but continued on. At the next laugh line, he got only silence again.
This pattern repeated through the entire lecture. By this time Clemens is visibly sweating, wondering what he is doing wrong. At the end, he thanks the audience and receives strong applause.
Now he's desperate to find out what he's done wrong. As people begin to file out, Clemens quickly slips out the back and hides in the shadows by the front steps to overhear the comments of the people leaving. A farm couple descends the steps and the woman asks her husband, "So what'd you think of him?"
He says, "That be the funniest man I've ever heard. A couple times theah, almost laughed out loud."
New Hampshire politics is laughable, all right. We have the largest legislature in the world, numbering over 400. This is because every little town desires personal representation at our State House. Despite the huge number of heads working on the problem, we still can't figure out how to fund education.
In general, New Hampshire towns are run by folks who moved up from Connecticut and Massachussetts during the last decade, but that suits the locals just fine. Long-time residents are busy with their own affairs such as raising children and working two jobs, and they know that the newcomers moved up here to avoid paying state taxes. It's a coalition made in heaven.
When the legislature in Concord adopted the "Live Free or Die" motto which appears on our license plates, a strong contingent fought to have it shortened to "Die!" but they lost to the politically correct majority.
Why does no one write about the humorous side of New Hampshire politics? Maybe there isn't any or maybe it's just too embarrassing.
